Steve Small Presents at 2009 NMHC Apartment Technology Conference & Exposition November 10, 2009 (Chicago, IL) Yield Technologies is pleased to recognize Steve Small as an elected presenter at the 2009 NMHC Apartment Technology Conference & Exposition in Phoenix, Arizona on Sunday, November 8th. At the conference, Small shared his insight on one of the most revolutionizing sites in the real estate industry to date, craigslist. Craigslist is a public online network featuring free online classified advertisements. Multifamily housing is one of its numerous categories. The site is notable for receiving more than twenty billion page views a month and ranking among the top 10 web sites in the United States. “The result from a craigslist ad is what makes the site so affluent,” explained Steve Small. “After a community’s website, Craigslist is responsible for the majority of apartment housing leases. Needless to say, there is a high demand from the Multi Housing Companies to collect any information on the site in order to strategize their marketing efforts. The sooner a company is able to peruse this information the better they can do their job.” In conjunction with Yield Technologies, Small and his team developed RentSentinel, a web-based application known to effectively collect real time data on the traffic and behavior of an ad on craigslist. After studying the various markets and outcomes of craigslist ads, Small and his team have been able to consult companies on their leasing strategies and provide these companies tangible tracking numbers. Small’s presentation focused on the cost of leads and leases and revealed in a business case that the average cost of each lease (email only) is $4.60 when posting 2-3 ads a day on craigslist through RentSentinel. Additionally, Small touched upon many of the challenges of craigslist such as spammers, flagged ads, and ghosting. These challenges were a common theme throughout the NMHC Conference as CIO’s and Technology leaders of the industry expressed similar concerns.
